August tells a different story depending on which part of the market you're watching.
- Single-family inventory grew while sales stayed close to last year's pace.
- Townhomes and condos saw more listings and fewer closings.
- Land requires a closer look at activity beyond the MLS.
Here's what deserves your attention—and where the headline numbers need context.
Single-family: more choice, a similar pace.
- There were 1,318 active listings and 280 closed sales in August.
- Compared with last August, inventory increased 24.9% while closings rose 2.2%.
- Available inventory grew faster than completed sales, bringing supply to 4.7 months at August's sales pace.
For an individual home, the relevant question is how it compares with the alternatives buyers are considering in its location and price range.
Townhomes & condos: a different balance.
- Active inventory reached 464, up 40.2% from last August.
- Closings fell 37.5% to 50.
The resulting 9.3 months of supply highlights a different relationship between inventory and sales than we see in single-family homes.
Land: the listed market is part of the story.
- The MLS recorded 16 land sales against 643 active listings.
- That produces 40.2 months of supply at August's pace, but it doesn't describe the entire development market.
- In my work locally, suitable sites remain limited, and development groups and home builders also transact directly.
Location, zoning, infrastructure, and development readiness determine how much listed inventory actually fits a buyer's needs.
Your home needs its own context.
- Single-family median sales price was $534,200, down 12.1% from last August.
- Median sold price per square foot was $274, down 0.9%.
- The mix of homes sold can influence both measures; neither establishes how a particular home's value changed.
- Recent comparable sales and the homes competing for the same buyers provide more useful context for a specific property.
